
The median sales price of Fairfield County single-family homes compared to March 2024 is up 18%, the number of new listings up nearly 14%, and pending sales are up about 7%, according to Keller Williams monthly real estate report.
For March, Keller Williams reports:
• New listings: Increased 13.7% (637 → 724)
• Pending sales: Increased 6.6% (487 → 519)
• Median sales price: Significant increase of 18.1% ($635,000 → $750,000)
• Average sales price: Substantial increase of 18.6% ($951,815 → $1,128,751)
• Percent of list price received: Slight increase of 0.6% (102.9% → 103.5%)
For year to date, Keller Williams reports:
• New Listings: Modest increase of 2.8% (1,650 → 1,696)
• Pending Sales: Slight increase of 2.3% (1,199 → 1,227)
• Median Sales Price: Significant increase of 11.5% ($650,000 → $725,000)
• Average Sales Price: Substantial increase of 16.7% ($974,129 → $1,137,056)
• Percent of List Price Received: Nearly unchanged at -0.1% (101.9% → 101.8%)
The data indicates a strong seller’s market with rapidly rising prices, low inventory of just two-month supply, and homes selling above list price, according to Keller Williams. Despite fewer closed sales in March, both median and average prices show substantial year-over-year growth.
