In a move that lends further support to the argument for expanding transit-oriented developments, TwoFour Holdings Inc. announced last week that it would be moving to new offices at 10 Bank St. in White Plains, just across the street from the Metro-North Railroad station.

TwoFour, a global technology and consulting firm, recently finalized a 12,274-square-foot lease with Malkin Properties to move its headquarters to 10 Bank St. on Jan. 1, 2012. The firm”™s clients comprise a number of large banks, brokerage firms and financial institutions.

The new offices will represent a 2,000-square-foot increase over the company”™s current headquarters at 445 Hamilton Ave. in White Plains that it will be vacating at year”™s end.

With more than 140 employees divided between TwoFour”™s offices in White Plains, New York City, and London, CEO Steven Davis said the company is excited about the move, which comes as TwoFour celebrates its 10th  anniversary in 2012.

“We”™ve been in White Plains for a number of years now and we”™re certainly excited to move to 10 Bank Street,” Davis said. “2012 marks a milestone year ”“ it”™s going to be our tenth anniversary, and we”™ve been headquartered in White Plains from the beginning.”

Davis said that TwoFour”™s location in White Plains has acted as a hub among clients who are in New York City, Westchester County and Fairfield County, Conn., and that the new location appealed particularly to the company because of its transit-oriented location.

“It”™s been a great business hub for us,” he said. “It”™s a good central place for our employees and clients. We love the location and the building. It”™s right across from the train station so that makes it more accessible for our employees as they go in and out of New York City.”

 

Sales and leases

In New Rochelle, Palace Prime Realty L.L.C. recently bought properties at 518, 520 and 522 Main St. for a combined $1.3 million from Simone Church St. L.L.C. Eric Goldschmidt of Goldschmidt and Associates in Scarsdale brokered the sale.

The new owners say they will use the property to relocate their furniture and accessory store from its previous location on North Avenue, which was recently occupied by a CVS pharmacy, Goldschmidt said in a release. The property had been vacant for several years prior to the sale and was formerly occupied by The Palace Disco.

In Mount Vernon, CVS Albany L.L.C., a subsidiary of Rhode Island-based CVS Caremark Corp., bought two adjacent properties totaling just over two acres on the corner of East Sandford Boulevard and South Fulton Avenue for a combined $8.8 million.

The former Quality Ford dealership at 227 East Sandford Blvd. was bought from Q Ford Management L.L.C. for $7.6 million, and the adjoining vacant piece of land was bought from GSA Mt. Vernon Associates L.L.C. for $1.2 million.

CVS was represented by Eric Goldschmidt of Goldschmidt and Associates in Scarsdale and the two sellers were represented by Everton Lewis of Rio Valley Realty Corp., based in the Bronx.

Goldschmidt said that CVS plans to build a 13,000-square-foot CVS pharmacy and a 3,700-square-foot bank on the two-plus acre site. The name of the bank has not yet been disclosed.

In Elmsford, a trio of three current industrial tenants of separate properties owned by Lighthouse Real Estate renewed leases totaling 171,000 square feet. Kevin Langtry and William Cuddy of C.B. Richard Ellis are the exclusive leasing brokers for the Lighthouse properties.

At 103 Fairview Park Drive, Reliable Automatic Sprinkler Co., a major producer of automatic fire sprinklers and sprinkler system control equipment, renewed its 65,000-square-foot lease. The tenant was represented by Brian Higgins and Torey Piccini of Jones Lang LaSalle.

At 404 Fieldcrest Drive, FedEx renewed its 78,000-square-foot lease, which currently houses the company”™s local shipping and service center. The tenant was represented by Lee Miller and Marc Graham of Cushman and Wakefield.

At 199 Ridgewood Drive, American Universal Supply, a distributor of residential and commercial heating, ventilating and air conditioning equipment, renewed its 28,000-square-foot lease.
