Simone Development Cos.’ transformation of One Executive Boulevard into a state-of-art medical facility in Yonkers was the focus of a recent preview for brokers.
Located on 6.7 acres at the intersection of Executive Boulevard and North Broadway, the 133,768-square-foot, four-story building is in the heart of the North Yonkers Medical Mile. It’s also near three major hotels – Courtyard by Marriott, Residence Inn by Marriott and Hampton Inns & Suites.
The renovations include upgrades to the lobbies, parking area, landscaping, lighting, automated doors, bathrooms, façade and signage.

One Executive Boulevard is within 1/4 mile of 879,426 square feet of existing medical office space, which includes Simone’s Boyce center, an 85,000-square-foot mixed-use complex featuring physicians’ offices of St. John’s Riverside Hospital, Westmed/Summit Health, ENT & Allergy Associates, Columbia Doctors and other medical practices, along with retail shops and restaurants.
The North Yonkers Medical Mile is also home to Simone’s 1034 North Broadway, a recently renovated 25,000-square-foot multi-tenant medical building that includes Northwell Health and Trust Specialty Pharmacy. Other well-known health-care providers within the North Yonkers Medical Mile are St. John’s Family Medical Practice, Elizabeth Seton Children’s Center, Riverhill Radiation Oncology and Northway Medical Center.
Simone Development recently signed its first medical tenant since acquiring One Executive Boulevard last fall. SightMD, an ophthalmic provider group, signed a lease for 9,409 square feet. The building currently has 48,525 square feet of medical space available for lease.
