
BRIDGEPORT — Pre-leasing for The August at Steelpointe Harbor is scheduled to get underway on Sept. 8, according to owner and developer Flaherty & Collins Properties and the RCI Group. The transformative $1 billion Steelpointe Harbor development will deliver Bridgeport’s first large-scale mixed-use waterfront community.
At full build-out, The nearly $200 million August luxury community will feature 420 apartment homes. The overall development is designed to integrate high-quality residences, retail, dining, and public spaces in a dynamic, accessible environment, something the Bridgeport area has never seen on this scale.
Other features of the Steelpointe Harbor development include restaurants, retail, office space, and a 141-room Residence Inn by Marriott.
“Phase One is coming along well, and the momentum has been great,” said Ryan Cronk, Flaherty & Collins principal and lead developer. “Construction is on schedule and we’re aiming to open the second quarter of 2026.”
Development of second phase of the overall Steelpointe Harbor project has begun, according to Flaherty & Collins. Plans include Bridgeport’s first newly constructed vertical concrete tower, topping out at 15 stories. This phase will bring an additional 300 multifamily units, adding to the development’s expected 2,000 total number of units, alongside a 350-space parking garage. Additional commercial space within this phase will be featured near the community’s primary entrance.
The August will feature a total of 10,000 square feet of commercial space. Initial tenants include Penny Cha Bubble Tea and Frenchies Coffee Bar.
The upscale community includes a 465,633-square-foot, multi-story, wood-framed building set above street-level retail and restaurant space. The amenity space provides a resort-style pool, athletic courts, dog park, fitness center, and outdoor landscaped courtyards. The adjacent 166,691-square-foot, five-story parking garage is post-tensioned concrete with a naturally ventilated “open” design.
