
A new study by Sell House for Cash has revealed that one of America’s most exclusive ZIP codes – 06870 in Old Greenwich – has seen property value rise by 95.16% in 2024. This marks the second-largest increase in prices among the 100 luxury neighborhoods reviewed.
The Town of Greenwich with a ZIP code of 06830 was eighth in the review of ZIP codes with a median property value of nearly $4 million.
The research looked at median listing prices in the 100 most exclusive American ZIP codes.
“The American luxury real estate market shows a mixed picture,” said Max Lomas, co-owner of Sell House For Cash. “With 67% of high-end ZIP codes raising their median listing prices, like Old Greenwich, a discrepancy does exist. Sellers are asking an average of $4.09 million in luxury areas, yet sales are only closing at a median of $2.98 million.”
Quogue, New York’s, ZIP code of 11959, has seen the highest property value appreciation, with median listing prices rising by 131.57% within a year. Located in Suffolk County median listings in Quogue have increased from $2.69 million to $6.25 million. Residents of the Village of Quogue have included CNBC TV analyst Jim Cramer, actor Michael J. Fox, and retired NFL quarterback Eli Manning.

ZIP codes losing the most value
New York’s Sagaponack, based in the exclusive ZIP code of 11962, is forecast to experience a dramatic 55.51% drop in listing prices. Despite ranking as the second-most exclusive ZIP code in the county, the median listing price has fallen to $6.49 million in February 2025, down from $14.59 million in February 2024. This East End of Long Island locale is renowned for its wealthy residents, including business executives and celebrities such as The Tonight Show host Jimmy Fallon and actress and daytime talk show host Drew Barrymore.
