Dine Brands Global, Inc., the parent company of Applebee’s Neighborhood Grill + Bar and IHOP (which used to be known as the International House of Pancakes) has been rolling out a new concept in which both Applebee’s and IHOP operate at a single location. Its first dual-brand Applebee’s/IHOP restaurant in the U.S. opened Feb. 18 in Seguin, Texas, just outside of San Antonio. The company currently has 13 such dual-branded locations outside of the U.S. and plans to have 14 open in the U.S. by the end of 2026.
An Applebee’s/IHOP is coming to Westchester, at the existing Applebee’s restaurant at 18 Saw Mill River Road in Hawthorne that’s operated by franchisee Doherty Enterprises, Inc.

“With our dual-branded restaurant, we are combining the strengths of both brands to create a unique and innovative dining experience that offers choice, variety, and value to guests,” said Dine Brands CEO John Peyton. “Our international success with this concept has shown that our brand menus complement each other, providing something for everyone, from early mornings to late nights.”
The dual-branded Applebee’s/IHOP restaurants feature IHOP’s pancakes and other breakfast offerings as well as Applebee’s boneless wings, burgers, appetizers and other menu items.
A ribbon-cutting is planned for March 18 to mark the official opening of the Applebee’s/IHOP in Hawthorne. Renovations have been underway to bring the IHOP identity into the existing Applebee’s and onto the outside of the building.

Whether you come for fresh pancakes at 7 a.m. or our signature wings at 9 p.m., you’ll be able to get your favorites without leaving the building.”
