One of Brooklyn’s first modular buildings for a healthcare facility will be assembled in Hamden and brought to a Brooklyn construction site over the next several months.
FullStack Modular, a Hamden based manufacturer of modular buildings will complete construction of 58 Grattan Street in Bushwick on the opposite side of Fairfield County of where the structure will stand.
The building EIR Healthcare, an industrialized construction consultancy announced the groundbreaking on August 8. The mixed-use building will incorporate Internet of Things (IoT) technology and be 80% factory built.
Skylight Development will serve as the general contractors while Coughlin Scheel Architects led the design while partnering with property technology company Enlightened, part of Siemens.
“When kicking off plans for the 58 Grattan project, we immediately defaulted to traditional construction as the status quo,” said Keith Van Sise, Partner at Skylight Development. “As we dug in further with approved plans, we felt there had to be another option that got us closer to a cost and timeframe we felt comfortable with. EIR Healthcare’s team was invaluable in conducting a modular feasibility study that made off-site manufacturing the best option to significantly reduce the timeframe and costs.”

After completion in Connecticut and installation in Brooklyn, the site will have ground level retail space and three floors of medical office space, resulting in 10,000 square feet of boutique Class A office space.
Unfortunately for those hoping to catch a glimpse of the futuristic construction process on the highway, the segments will be shipped overnight to minimize disruption to traffic.
