The entity 636 South Broadway Partners LLC, a related company of Macquesten Development is asking Yonkers to again issue approval of its site plan to build a 160-unit residential building at 632 aka 636 South Broadway in the city with the rental rates for all apartments designated as affordable.
.According to Attorney Diana Kolev of the White Plains-based law firm DelBello Donnellan Weingarten Wise & Wiederkehr LLP required variances were obtained from the Zoning Board of Appeals in Feb. 2023 and in June 2023 the Planning Board granted site plan approval with amendments approved a year later.
According to Kolev, “As currently approved, the project consists of a 16-story building containing approximately 244,655 gross square feet with 160 dwelling units, 146 parking spaces and related infrastructure. The unit mix includes 20 three-bedroom units, 64 two-bedroom units, 69 one-bedroom units, and 7 studios, all of which will be marketed and leased to eligible households who earn between 50% and 80% of the Westchester County Area Median Income.”

Kolev noted that because the Planning Board on May 14, 2025, granted a one-year extension to the previous approval, it cannot be extended. So, the developer is asking for a new approval while representing there have been no changes from what was previously approved. The matter may be taken up at the Planning Board’s scheduled meeting on May 13.
“The applicant has been working diligently to secure financing for the construction of the project, including seeking assistance from the Yonkers Industrial Development Agency, the New York State Homes and Community Renewal (HCR), U.S. Department of Housing and Urban Development, and the County of Westchester,” Kolev said. “Given the complexity of the financing, construction of the project has not yet commenced and site plan approval is required for the project to advance.”
Kolev said that the applicant is excited to announce that the project is in the queue with HCR for construction closing this coming October and has recently secured bond financing for the project through Westchester County’s New Homes Land Acquisition and Housing Implementation Fund programs.
