The property owner of the 11,000-square-foot Vazzana Plaza Building last week opened Office Suites of Pound Ridge.
Telephones were installed after the completion of a $125,000 renovation two weeks ago, Nicholas Vazzana said.
“We have a number of retail businesses in this building, but also now have eight offices here,” Vazzana said. “Theoretically, if you have three attorneys or four architects, although they aren”™t related, it”™s kind of like a business cooperative in a way. They share a lot of the services. We provide the Internet, telephones, a kitchen, all copying services, a lounge and a conference room.”
Vazzana called the building, which is in the Scotts Corners section of Pound Ridge, “a very successful building for me,” one he has owned since 1987.
Current retail tenants include a pizza restaurant, Curves for women, a nail salon and spa and a dance studio.
When converting space to accommodate office tenants, Vazzana had to adapt to energy-efficient regulation.
“When you build and renovate in Westchester County now, you have to go through all kinds of energy studies,” he said. “I had to change lighting to conform to energy code, change the heating system that used to be oil. It”™s now a very sophisticated electric heat pump system that doesn”™t burn oil. It”™s all done electrically. I expect to have fuel energy savings and to receive a state and federal tax rebate because of it.”
Partitions are made from recyclable materials, he said.
Pricing for office suites vary; a six-month lease is the minimum, but Vazzana is willing to work with a tenant “if someone has a special case.”
