Xand expands data center in Hawthorne
In its fourth and largest expansion to date, Xand Corp. this spring is adding 5,000 square feet of raised floor space at its 11 Skyline Drive data center in Hawthorne.
Xand officials said the build-out is needed to accommodate the business growth of current clients, high demand for co-location services from new customers and Xand”™s new offering of virtualization and private cloud computing services.
A data-center infrastructure and business continuity provider founded in 1990, Xand with its latest build-out will have added approximately 12,000 square feet of capacity in the last 12 months, for a total of 30,000 square feet. The company also will more than double the cooling and power capacities in the facility. Construction will be completed in April.
James Kramer, Xand vice president of sales, in a press release said the data-center sector of the information technology market has had steady growth for the past several years. “As firms sharpen their pencils and analyze the cost centers in their business, many are concluding they can save dollars by moving their servers and IT assets to a co-location facility like Xand, or better yet, having a service provider manage their whole IT environment,” he said.
Xand officials said the 21-year-old company is discussing plans for additional facilities.
Ossining complex sold for $14.2M
Claremont Gardens, a 184-unit, 11-acre apartment complex at 609 Van Cortlandt Ave. in Ossining, sold for $14.2 million this month to Cortland Ridge L.L.C., Summit, N.J. The seller was Claremont Gardens Associates L.P., New York.
Ron Black closes Mamaroneck Ave. deal
Ron Black Real Estate Inc., White Plains, closed this month on its $3.2-million purchase of 181 Mamaroneck Ave., a two-story, approximately 5,700-square-foot retail building on “Restaurant Row” in downtown White Plains. The new owner”™s bar and restaurant business, Ron Blacks, is the building”™s sole occupant.
The Bronx-based seller, 181 Mamaroneck L.L.C., lowered its asking price from $3.8 million.
Signature Group brokers three leases
Signature Group, a commercial brokerage firm based in Darien, Conn., announced three long-term lease renewals in Westchester County totaling more than 15,000 square feet.
Nick DeLuca, Signature Group principal, and company vice president Mark Jacobs represented the tenants in all three transactions.
At 100 Summit Lake Drive in the Reckson Summit office park Valhalla, Valhalla Summit Associates, a financial planning and advisory firm, renewed its lease for 6,000 square feet of office space. The landlord, S.L. Green Realty Corp., was represented in-house by Ted Grogan, vice president of the Reckson division of S.L. Green.
BLS Telecom L.L.C. renewed its 7,000-square-foot lease at 500 Mamaroneck Ave. in Harrison. The landlord, Malkin Properties, was represented by its associate broker Kim Zaccagnino.
At 701 Westchester Ave. in White Plains, Cicero Consulting Associates, a health care consulting firm, renewed its lease for 1,858 square feet of office space. James Ritman, managing director at Newmark Knight Frank, represented the landlord, Normandy Real Estate Partners.
JPMorgan Chase on the move
JPMorgan Chase Bank N.A. this summer will relocate its administrative office in downtown White Plains from 123 Main St. to 10 Bank St., said Jeffrey H. Newman, executive vice president of Malkin Properties, owner and managing agent at 10 Bank St.
The financial services firm will occupy 6,708 square feet on the sixth floor of the 12-story, 225,000-square-foot, class-A office building. Newman said the lease runs through 2022.
Malkin Construction Corp. will build out the space.
JP Morgan Chase was represented in the deal by Robert Ageloff and Torey Piccini of Jones Lang LaSalle Americas Inc.
USTA taps Colliers for Red Oak Lane space
Colliers International has been named leasing agent for the 20,000-square-foot fourth floor at 70 West Red Oak Lane in Harrison. The brokerage firm will market the office space for the U.S. Tennis Association, which owns and is headquartered in the four-story, class-A building.
The agency was secured by a Colliers team from its Stamford, Conn., office, led by Michael McCarthy, Connor Scanlon and Gerard Hallock.
