
STAMFORD – The owners of The Link downtown office complex at 200 Elm St. have refinanced a loan on the property for $133 million, according to Newmark Group, on behalf of A.M. Property Corp. and Northeast Capital Group.
The financing was secured by Stamford-based Newmark led by Co-Head of Global Debt & Structured Finance Jordan Roeschlaub and Vice Chairmen Nick Scribani and Chris Kramer. Deutsche Bank and Urban Standard provided the funding.
Originally built in 1984, The Link recently underwent a $50 million transformation. The property is owned by 200 Elm Street Ground Owner, who purchased the two buildings that make up 546,688 square feet, for $235 million in December 2021, according to property records.
The renovation includes a reimagined lobby, modernized elevators, and upgraded common areas. Also, the property features a state-of-the-art cafeteria and conference facility, outdoor fire pits, and a fitness center offering semi-private classes for tenants. Since the renovation, nearly 400,000 square feet of new leases and renewals have been completed in the past 24 months, according to Newmark. The Link, which is 92% leased, is home to such tenants as Indeed, Deloitte, Henkel, and Diageo.
The Link is located next to more than 7,000 new apartments in Downtown Stamford and Harbor Point since 2014. Additionally, there is direct access from the property’s parking garage to I-95.
A.M. Properties, which is owned by the Wasserman family, has owned and operated about 4 million square feet of office space in Manhattan and the Tri-State area. Meanwhile, Northeast Capital Group is a private equity investment group and real estate firm based in Ramapo, New York, led by Joel Kiss and Shaya Laban who founded the firm in 2008. It manages anchored shopping centers and residential properties with a portfolio of over 5 million square feet of real estate.
