Bohler Engineering NY, PLLC on behalf of BMG Albany, LLC has filed plans with the Town of Florida in Montgomery County to build a massive Amazon e-commerce logistics, storage, and distribution hub. The proposed facility would have a footprint of approximately 652,060 square feet, rise to a height of 103.5 feet, and have five stories. The facility would contain a total floor area of approximately 3.2 million square feet.
The project is proposed for a parcel of land covering more than 137 acres and would be situated approximately 1.5 miles west of Thruway Interchange 27 on the south side of Route 5S. The developer notes that there is direct access to Exit 27 of the New York State Thruway. Florida’s Planning Board had previously approved construction of a 1,000,000-square-foot warehouse and distribution facility on the same site.

The proposed building is planned to have a precast concrete and insulated metal panel exterior, supported by a steel frame structure. It would be equipped with advanced fire protection and life safety systems and the roof would be designed to be solar-ready. Inside, robotic bin storage systems would be used instead of traditional warehouse racking.
Orders would be picked, packed, and shipped to localized delivery centers around the clock seven days a week.
The project would require a new electrical substation, which the developer expects would be located near the northeast corner of the site. The developer said it is already working with National Grid regarding the design and size of the electrical substation.
Four driveways connecting with Route 5S are planned. According to the plans, the western most driveway at the site will be full access for tractor trailers only, with the eastern most driveway used only for tractor trailers during seasonal peaks. The two central driveways would be only for use by employees who would work three shifts per day seven days per week. Tractor trailer parking would be concentrated along the western and southern portions of the site, with all loading docks on the south and west sides of the of the building.
The developer says that the project would create a minimum of 300 construction jobs with a minimum of 750 permanent jobs offering full benefits plus hundreds of part-time and seasonal jobs. The developer describes the total investment at the site as being several hundred million dollars.
