Six tenants have leased a total of 41,675 square feet of medical space in recent deals at Northern Westchester Executive Park in Yorktown Heights, the two-building office park”™s landlord, GHP Office Realty LLC, reported.
At 2651 Strang Blvd., Northern Westchester Facility Project LLC signed a 15-year lease for 15,225 square feet of ground-floor space for a surgery center.
GHP said the state-of-the-art center”™s ownership includes Mount Sinai Hospital in Manhattan; CareMount Medical PC, the regional multispecialty medical group headquartered in Mount Kisco; Merritt Healthcare Advisors, a mergers and acquisition consultant to health care organizations based in Ridgefield; and individual physicians.
The surgical tenant was represented in the transaction by Al Gutierrez and Ian Ceppos of Colliers International CT LLC in Stamford.
An existing tenant of the Yorktown Heights park, the specialty group practice ENT & Allergy Associates LLP, relocated to an approximately 8,700-square-foot space on the ground floor of 2651 Strang Blvd. from its next-door office at 2649 Strang.

At 2649 Strang Blvd., NewYork Presbyterian Medical Group-Hudson Valley Hospital signed a 10-year lease for 5,338 square feet of medical space. The landlord said the second- floor space is in addition to administrative office space the hospital previously leased, giving NewYork Presbyterian 25,000 square feet of space in the 66,000-square-foot building.
In the same building, Dialysis Clinic Inc., a national health care company based in Nashville that employs 5,000 people at dialysis clinics in 28 states, leased an additional 3,800 square feet of second-floor space, GHP said the office will be used to educate patients on how to perform dialysis at their homes. The tenant already operates a dialysis clinic on the first floor of the building.
GHP also signed two medical tenants to lease renewals at 2649 Strang Blvd.
Northern Westchester County Dental P.C. signed a 10-year renewal for 6,300 square feet of third-floor space.
David L. Lerner, DDS, PC, a holistic dentistry practice, renewed its lease for 2,321 square feet of space.
Jamie Schwartz, executive vice president of GHP Office Realty in West Harrison, represented the park landlord in all the deals.
GHP acquired the former Taconic Corporate Park from a special servicer in fall 2014 and has invested about $6 million in capital improvements. Schwartz said GHP has increased occupancy at the renamed complex from 40 percent at the time of the purchase to 85 percent “with high-credit tenants.”
PCSB, the former Putnam County Savings Bank, relocated its headquarters from Brewster to Northern Westchester Executive Park in 2015. The complex just off the Taconic State Parkway is also home to the Yorktown Heights campus of Mercy College.
