
NORWALK – The middle market private equity fund Heartwood Partners has renewed its lease for 8,245 square feet at 301 Merritt 7, according to real estate broker Choyce Peterson.
Choyce Peterson Principal John Hannigan represented Heartwood Partners on the transaction. Merritt 7 Corporate Park’s ownership was represented by Jones Lang Lasalle’s Ed Tonnessen, Besty Buckley and Gil Ohls.
Heartwood had originally moved to Merritt 7 Corporate Park in 2014, when Hannigan also represented the firm.
When Heartwood CFO Berat Rifati knew his company’s lease was ending and they needed to update their office configuration, he reached out to Hannigan for representation. Hannigan and Rifati and his team tour tours of multiple buildings around Norwalk before concluding they wanted to renew their lease at Merritt 7.
“We’re thrilled to remain in this first-class building and will certainly enjoy our redesigned office while continuing to grow our business,” Rifati said.
Merritt 7 offers such amenities as covered parking, two cafeterias, a Starbucks, fitness center multiple conference and meeting rooms, a unisex hair salon, car washing services, ATMs and security.
“By negotiating a competitive rental rate and landlord-funded tenant improvement funds for their lease renewal, Heartwood Partners can continue to thrive in this remarkable office complex,” Hannigan said.
Heartwood is investing from Heartwood Partners IV, LP. It is focused on founder, family and management-held businesses serving the food, agriculture, specialty chemicals, niche manufacturing, packaging and industrial & consumer service markets.
