Toronto-based real estate services firm Avison Young, with an office in Shelton, has completed a new, 15,000-square-foot lease at Cambridge Hanover”™s 100 Trap Falls Road property in Shelton.
Microphase Corp., a radio frequency and microwave filter manufacturer that employs more than 90 people in Norwalk, is taking the space in a relocation. Microphase is scheduled to move into the space in March.

Avison Young”™s Sean Cahill, principal and managing director of the firm”™s Shelton office overseeing Westchester, N.Y., and Fairfield counties, and Senior Vice President William Anson represented Cambridge Hanover in the transaction. Cambridge Hanover purchased 100 Trap Falls Road in July 2013 and has now completed capital improvements to convert the building from a single-tenant industrial property to a “modern, multitenant flex building,” Avison Young said in a press release. “The improvements have also included significant upgrades to the property and tenant spaces,” it said.
“With the building”™s recent improvements, 100 Trap Falls Road is an appealing choice for technology and manufacturing firms seeking centrally located, well-maintained flex/office facilities,” said Cahill. “With its lease in Norwalk set to expire, Microphase was looking for a space that would accommodate its specific requirements. This building provides the technology manufacturer with high-performance infrastructure in a strategic location that is equidistant between Bridgeport and New Haven.”
Microphase will join other tenants of 100 Trap Falls Road, including Walgreens subsidiary Option Care Enterprises and industrial X-ray company Comet Technologies USA Inc. Approximately 25,000 square feet of space remains available for lease there. Avison Young noted local amenities include day care facilities, fitness centers, dry cleaners, hotels, restaurants, drug stores, retail bank branches and grocery stores.
