The personal financial website GOBankingRates reports that Scarsdale is America’s wealthiest suburb. The website released its list of the 50 wealthiest suburbs for 2025 using what it said was the latest available data, some of it dating from 2022 and 2023. Scarsdale also topped the GOBankingRates list last year.
Scarsdale had median household income of $602,193 in 2023, representing a 2.24% increase from 2022. The average single-family home value in Scarsdale in 2025 was $1,207,528, a one-year increase of $37,390.
The second suburb on the list was Rye, with a 2023 household median income of $421,289, an increase of 0.82% in a year. The average single-family home value in Rye in 2025 was $1,878,248, up $79,016 from the previous year.
Also on the list in 34th place was Greenwich, Connecticut, with household median income of $297,081 in 2023. The 2025 average single-family home value in Greenwich was $2,444,110, up $48,020 from the previous year.
At the bottom of the list, in 50th place, was newcomer Brentwood, Tennessee. Brentwood had a 2023 median household income of $261,248, an increase of 0.36% from 2022. The average single-family home value in 2025 is $1,419,148, up $71,333.
For the second year running, California had the most wealthy suburbs in the GOBankingRates list of top 50. California’s total for 2025 is 17, up from 16 in 2024.
GOBankingRates used data from the US Census 2023 and 2022 5-year American Community Survey, Bureau of Labor Statistics CPI Inflation Calculator, as well as Zillow Research Data and Zillow Home Value Index. May 2024 and May 2025, To qualify as a suburb the location had to have at least 5,000 households and be a part of a Metropolitan Statistical Area, but not be a principal city named in the Metropolitan Statistical Area.
