Construction of the Sylvan Woods Westchester housing development on a 5.96-acre site at 275 Craft Lane in the Village of Buchanan has proceeded to the point where developer AMS Acquisitions is beginning the pre-leasing process. AMS anticipates that residents will be able to move in this coming May. The development is intended for seniors age 55 and up.

Sylvan Woods Westchester includes 148 housing units in a five-story building. Plans called for the unit mix to consist of 56 one-bedroom units and 92 two-bedroom units, 14 of which will include dens. The plans called for 225 parking spaces, with 162 in a parking structure beneath the building, and 63 as surface parking. The building is in a “C” shape, which allows there to be a private courtyard area providing outdoor recreational space. Included among the amenities are a fitness room, resident lounge, movie room and art studio. The building includes bicycle racks, energy efficient appliances and lighting, water efficient plumbing fixtures and electric vehicle charging stations.
The developer characterizes it as one of the first new residential communities to emerge in Upper Westchester in decades and says it will serve as a catalyst for the continued renewal of the Village of Buchanan and the surrounding Town of Cortlandt.
“The arrival of Sylvan Woods to Upper Westchester County marks an exciting milestone for our brand,” said Ari Mitnick, director of acquisitions for AMS, which is based in Fort Lee, New Jersey.
Sylvan Woods Westchester was anticipated to generate approximately $828,855 in property tax revenues annually, including $250,806 annually to the village and $471,803 annually to the school district.
Apartments are listed by a number of rental agencies as ranging in size from 759 square feet to 1,190 square feet with rents ranging from $2,742 to $4,205 per month.
