Owners of 120 Bloomingdale Road have reached 97 percent occupancy at the 145,000-square-foot building in White Plains with the recent signing of two new tenants.
Mittman & Lever Leasing Ltd. will occupy approximately 8,000 rentable square feet on the fourth floor and 3,000 square feet of outdoor terrace space, said principals at Caspi Development Co. and Faros Properties LLC, the real estate partners that acquired the former Nestle Co. headquarters property in 2012.
The law firm of Santangelo & Rodriguez P.C. will lease more than 600 square feet on the third floor.
The long-term lease deals were brokered by Goldstein & Associates Realty Inc. of White Plains.
Purchase-based Caspi Development and Manhattan-based Faros Properties paid $10.5 million to acquire the 6-acre property from a special servicer after the previous owner, Core Plus Properties LLC in Stamford, defaulted on an approximately $20.4 million loan. Core Plus and Black Rock Inc. in 2005 paid $27.3 million for the office property, whose anchor tenant is the state Department of Labor.
The owners have spent several million dollars in renovations and have added a gourmet café operated by restaurateur Marc Tessitore, owner of Nessa in Port Chester. Renovations were designed by Gallin Beeler Design Studio in Tarrytown.
“We set out to create a space that rivals luxury offices found throughout Manhattan and San Francisco but would be available to businesses in Westchester at a competitive price,” said Alexander Leventhal, co-founder and managing partner of Faros Properties.

New research manager at CBRE
Suzanne Fuchs, a 20-year veteran of the metropolitan real estate industry, has been appointed research manager at CBRE Group”™s Westchester/Fairfield County office in Stamford.
Robert Caruso, senior managing director of CBRE”™s Westchester/Fairfield operations, who made the appointment, said Fuchs”™ background and approach to research “is truly unique and will allow us to enhance our services in this area by exposing brokers to new ways of utilizing data and new tools, some of which she herself developed.” Fuchs spearheaded the creation of several CBRE proprietary applications during 12 years in the firm”™s research group.
Fuchs began her career in 1994 as a research analyst at the brokerage Insignia/ESG, which was acquired by CBRE in 2003. She left the firm as a director in a sales management role in 2006. From 2006 to 2013, she was a managing director of brokerage services in the Manhattan office of Cushman & Wakefield Inc. before rejoining CBRE.
Townhouse property sells
A 27-year-old multiunit townhouse property at 100 Chatterton Ave. in White Plains recently sold for $2.5 million, according to brokers at ERA Insite Realty Services. The seller, Chris Suriano, was represented by Michael D”™Onofrio and Louis Budetti of ERA Insite. The buyer, 24 Gatehouse LLC, was represented by D”™Onofrio.
