Gun maker locks up lease in Yonkers
An Elmsford-based gun manufacturer recently signed a 96,000-square-foot lease for a warehouse at 1120 Saw Mill River Road in Yonkers.
Kimber Manufacturing Inc., which specializes in the making of firearms for police, military and competitive use, has two other locations in Yonkers at 1 Lawton St. and at 16 Harrison Ave. in addition to its Elmsford headquarters.
Ralph Karanian, chief operating officer of Kimber Manufacturing, acknowledged that while the company prefers to play things close to the vest, the continued expansion of its Yonkers locations represents a major commitment to the area.
“Suffice it to say that with the nature of the lease ”¦ that Kimber Manufacturing is making a long-term commitment to the area in regard to its expansion of its manufacturing plants,” Karanian said.
In 2009, Kimber Manufacturing was awarded a $700,000 state economic development grant, which Karanian said has helped the company to expand its footprint and manufacturing operations.
The lease agreement between Kimber Manufacturing and landlords Danstan Properties and Lester M. Entin Associates was brokered by Ross Schneiderman, senior executive vice president of NAI Friedland Realty Inc.
LA Fitness coming to Port Chester
LA Fitness, a nationwide sports club chain with some 360 locations in the U.S. and Canada, recently signed a lease for 40,000 square feet at 260 Boston Post Road in Port Chester.
The two-story building, which formerly housed a Bally Total Fitness center, is being completely renovated, with LA Fitness expecting to be open for business within a year.
The deal between LA Fitness and Simone Development Cos. represents the company”™s first foray into Westchester County. LA Fitness has six clubs in the New York metropolitan area.
“This will be one of the premier health clubs in the region and provide a real economic boost for the Port Chester area,” said Joseph Simone, president of Simone Development, in a release.
Commercial market update
In New Rochelle, investors bought a 5,400-square-foot commercial-use building at 630 Main St. from Ebrahim, Riva and Claudia Mikail for $497,000. Joan Simon of Admiral Real Estate Services Corp. represented the seller while Mercedes Farah of Keller Williams Realty Group represented the buyer.
In Mount Vernon, A&M Bronx Baking Inc. signed a lease for a 7,000-square-foot space at 35 Colonial Place. Ross Schneiderman of NAI Friedland represented both the tenant and landlords Simone Development Cos. and Colonial Place Realty.
In Scarsdale, Montefiore Medical Center signed a lease for a 5,400-square-foot office space at 1075 Central Park Ave. David Scotto of NAI Friedland brokered the deal between the medical center and the landlord, Apple Bank for Savings.
In White Plains, Nationwide Mutual Insurance Co. signed a lease for a 2,400-square-foot office space at 120 Bloomingdale Road. John Goodkind and Patti Valenti of Newmark Knight Frank represented the landlord, and Bud Wiesenberg from CB Richard Ellis represented the tenant.
In Mount Kisco, PureJoy! Performing Arts signed a lease for a 2,000-square-foot dance studio at 69 S. Moger Ave. Joan Simon of Admiral Real Estate represented both the tenant and the landlord.
In Rye Brook, Win Ridge Realty L.L.C. announced new lease agreements at the Rye Ridge Shopping Center. The leases included Red Mango Yogurt and Smoothies, which signed a 1,500-square-foot lease, and GoWireless Inc., which signed a lease for a 1,410-square-foot space. The leasing agent from Win Ridge Realty for the Rye Ridge Shopping Center project is Erin Hinchey.
