
WALLINGFORD – A Singapore REIT has acquired the 115,000-square-foot Wallingford Fair Shopping Center at 846 North Colony Road for $21.4 million, according to the broker CBRE.
The property, which houses a high-volume ShopRite supermarket, Petco, and a self-storage facility, was acquired by United Hampshire US REIT from Feldco Development Corp. on Feb. 12. The acquisition was made through UHREIT’s wholly owned subsidiary UH US Wallingford Fair 2025 LLC. It is situated in eastern New Haven County, approximately 10 miles north of the New Haven Central Business District. It is positioned within a densely developed and well-travelled commercial corridor that benefits from strong regional connectivity.
The acquisition follows UHREIT’s acquisition of Dover Marketplace, a grocery-anchored freehold property located in Pennsylvania, in August 2025.
“Following the accretive acquisition of Dover Marketplace in August 2025, which has already begun contributing positively to our financial performance, we are pleased to have completed an additional yield accretive acquisition,” said UHREIT’s CEO Gerard Yuen. Wallingford Fair is a strongly performing freehold grocery-anchored property with 100% occupancy and a long weighted average lease expiration of 12.8 years, he added.
The CBRE National Retail Partners team of Nat Heald, Jordana Roet, Connor Scott and Kyle Juszczyszyn led the marketing campaign for the shopping center and represented the seller in the negotiations. The team also procured the buyer.
“Wallingford Fair saw robust demand from the investor community,” Heald said. “Grocery anchored shopping centers, particularly those anchored by one of the region’s top performing supermarkets like ShopRite, are currently in high demand. We anticipate that investors will continue to aggressively pursue these types of opportunities throughout 2026.”
Wallingford Fair Shopping Center is positioned in an excellent local and regional location along Route 5, immediately off Route 15, a heavily traveled parkway between Hartford and New Haven.
