NEW CANAAN – Two downtown mixed-use properties totaling more than $14 million in value that are home to several businesses were sold recently, according to Cushman and Wakefield Capital Markets.
The nearly 15,000-square-foot building at 76 Elm St. was sold by J.R. Silverberg Realty to Bianca Realty LLC on Dec. 17, 2024 for $8.5 million, or $567 per square foot, according to property records. That property, which was appraised at $7.44 million, houses Jerry A. Sabsels DDS, My Smile Orthodontics, Prudence Home Design, Bill Bergner State Farm Insurance and Imian Partners (a construction company).
The 6,263-square-foot building at 4 Elm St. was sold by the Silverberg Trust to BLCR Holdings LLC on Jan. 7 for $6.03 million, or $962 per square foot. That property is the home a William Raveis Real Estate office. It was appraised at $3.7 million.
Cushman & Wakefield, which was the broker on the sale of the two retail New Canaan properties, has another building in its portfolio that it is representing the seller.
It is 112 Main St., which is listed for $6.35 million. It is a 12,146 square-foot retail/office building ideally in the heart of New Canaan’s town Center, surrounded by numerous upscale boutiques and national retailers such as J.Crew, Ralph Lauren and Vineyard Vines.
The property’s is at the intersection with Elm Street.
