Newly released data unveils the neighborhoods in New York City where celebrities are looking to sell, with Upper West Side being vacated the most.
The research, conducted by sweepstakes casino Vegas Gems, gathered data from every celebrity real estate report since January 2023, tracking the property relocations of more than 370 A-listers across the United States. The analysis uncovered the New York City areas that are experiencing lower demand in the luxury real estate market.
The Upper West Side, known for its cultural richness and timeless charm, appears to be less charming for some celebrities. Amy Schumer – known for her comic talents in front of the camera and behind the lens – made headlines in April by completing the sale of her glass-walled penthouse there for $13 million. Actress Victoria Tennant and photographer Joel Meyerowitz are among other prominent figures looking to offload their Upper West Side residences and explore other living options.
Farther south, Central Park West has traditionally drawn an exclusive community lured by classic buildings and luxury living. However, actors David Duchovny and Tony Shalhoub, and historian Susan Weber are among those who have sold their Central Park West properties since January. The listed prices for these residences rang from $3 million to $20.5 million. Photographer Annie Leibovitz and North Salem equestrian-philanthropist Georgina Bloomberg also have properties there listed on the market.
Down in Greenwich Village, actor Noah Emmerich, directors Brian De Palma and Rob Marshall and singer-actor John DeLuca are among those on the move. In May, actor-model Jon Kortajarena sold his pad there for $1.1 million while in August, businessman Mukesh Ambani was reported selling his luxurious $9 million condo.
Over on the Upper East Side, fashion entrepreneur Tamara Mellon sold her penthouse for $19.25 million in March. Embattled former New York City Mayor Rudolph W. Giuliani; Larry Robbins, CEO of Glenview Capital Management; and hair stylist to the stars Frédéric Fekkai are reportedly looking for buyers for their Upper East Side properties.
Rounding out the top five spots that are seeing a decline in star power is Chelsea, where actor Mike Myers and artists Ai Weiwei and William Wegman have all been found listing their properties this year.
Commenting on the research, a spokesperson for Vegas Gems said, “In the evolving landscape of the entertainment industry, celebrities are also changing their property mindsets. Introducing new measures, such as increased focus on privacy, sustainable living and a desire for larger homes, is potentially slowing down celebrities’ real estate portfolios.
“With New York neighborhoods listing properties at an average of $9.8 million, the research may suggest that celebrities are looking to explore other areas in the city, particularly those showing evidence of a price decline, such as Midtown East or downtown Brooklyn.”
