$5M self-storage building proposed for Yonkers

The entity CS Bright Place Yonkers LLC is proposing to build a six story self-storage building to be operated as a CubeSmart facility at 12 Bright Place in Yonkers. The estimated cost of the project shown in a document filed with the city is $5,075,000.

According to Attorney Maximillian R. Mahalek of the White Plains-based law firm Cuddy & Feder, the site for the proposed building is a 0.70-acre lot along the south side of Bright Place and the east side of School Street. Bright Place becomes School Street. The land is in a commercial zoning district and currently has on it a woodworking shop and warehouse building. According to Mahalek, CS Bright Place Yonkers LLC is the contract-vendee for the property.

The proposed building would have a height of 71 feet and 6 inches, and will have a total of approximately 123,822 square feet on its six floors. It’s anticipated that the CubeSmart facility would be open seven days a week from 8 a.m. to 7 p.m. There would be four employees.

“Access will only be provided through computerized control systems and the use of keypads, and only existing customers will be permitted into controlled areas,” Mahalek said. “The bulk of new customers will make reservations for a storage unit online. Upon arriving, they will receive their unique access code once they show government issued identification.”

Mahalek said that along with limiting access to authorized users, safety will be ensured through the design of the building. He said there will be no doors on the south and east facades of the building. There will be exterior lighting on all four sides and vehicle access would be through a roll-up door. The building would be fully sprinklered.

“The self-storage use will be limited to the rental of storage units and pickup and deposit of storage materials, and there will be no outdoor storage,” Mahalek said. “All rental contracts for storage units … will include a clause prohibiting the storage of flammable liquids, highly combustible, radioactive or explosive materials or chemicals, or any material or substance that singularly or combined may produce a hazardous condition. The rental contracts will also include clauses prohibiting pets, animals, and the use of the self-storage facility for a use other than storage.”

The facility would have 17 parking spaces and five loading spaces. Mahalek described it as being a very low-intensity commercial use with minimal traffic, very little consumption of water or the production of waste, and no significant environmental impacts.

A traffic study by DTS Provident determined that there would be no significant traffic impacts from the project. The project site is more than 100 feet to the east of South Broadway and is bordered by industrial and commercial uses to the west, by a tall hill to the east, and by garages and parking areas that serve residences to the south and north.

A shadow study showed that the proposed building would cast a minimal shadow on neighboring properties but only at some times of the year. Mahalek said that the proposed self-storage facility “is designed in a manner that is appropriate for the surrounding area.”
