The Yonkers Planning Board has approved plans for construction of a new apartment building at 88 and 94-100 Saratoga Ave. A previous application had been approved in March 2021 but the start of construction was delayed and the approvals expired.
The three-story building, with an estimated cost of $2.5 million, would have 26 apartments, one of which is required to be offered as an affordable unit priced to be affordable to tenants earning 40% to 65% of the Area Median Income. The applicant for the project is Rye-based Vat Biga/Biga LLC.
There would be 38 parking spaces provided, with 34 in two levels of below-grade parking and four spaces at grade level. Construction would include two retaining walls associated with the parking area in the rear of the building.
According to the city’s approvals, the applicant is responsible for replacing all of the sidewalk and curbing that fronts on Saratoga Avenue.
The applicant’s architect Julio C. Leder-Luis pointed out that there are several multifamily residences in the vicinity of the property and behind the property is a vacant parcel owned by the City of Yonkers. He said that traffic is relatively light in the area and parking is not an issue.
A vacant building at the site has already been demolished and the site has been cleared for construction of the new building. On Feb. 18, 2013, there had been a four-alarm fire that gutted the three-story building at 94 Saratoga Ave. All six families who lived there were displaced.
