Chipotle Mexican Grill, which has a restaurant at the Cross County Shopping Center, is seeking city approval of plans for a second location in Yonkers. This one would be at 1201 Nepperhan Ave. on a parcel of about 0.56 acre. The site, which previously was used by a bank, is bounded by Nepperhan Avenue to the east, commercial development to the north and residences to the south and west.
Kevin Solli of the firm Solli Engineering located in Monroe, Connecticut, pointed out that the existing bank building has a drive thru window on its western side and is located in the BA zoning district.
The project would involve renovating and remodeling the existing building into a Chipotle restaurant.
“This remodel includes modifying the existing bank parking area to accommodate a dumpster enclosure and reconfiguration of the parking lot striping, to provide a total of 17 off-street parking spaces. A mobile order pick-up window is proposed on the west side of the building which provides queuing for six vehicles, even though the maximum expected queue is much smaller,” Solli said.
Solli said that there would be a special order pickup lane known as Chipotlane that would be used only by customers who have used the restaurant’s phone app to order ahead, pay by credit card and choose a pickup time. He said there would be no menu board for ordering along the pickup lane.
“All patrons wishing to order food at the restaurant must walk into the building and order at the counter,” Solli said. “A traffic impact analysis of the study area intersections was conducted and indicates that the proposed redevelopment can be accommodated without adverse impact on the operating conditions of the study area roadway network.”
Solli said that the redevelopment will be serviced via existing electric, gas and water connections along Nepperhan Avenue, The restaurant building would be about 2,295 square feet.
The applicant for the project is Chipotle Mexican Grill based in Newport Beach, California. It said there would be 50 people employed full-time at the site and the project would create 30 construction jobs.
