A high-profile lawsuit in Greenwich resulting in a proposed pre-judgement remedy of over a million dollars has shined a spotlight on the importance of checking all those dark damp corners for signs of mold.
The case involves the sale of a Greenwich home in 2021 for $2.8 million. The buyers waived their right to a full home inspection only to discover significant mold and water damage when they began renovations.
“When it comes to mold, an ounce of prevention is worth a pound of cure,” said Laura Champagne, co-founder of Natural Home Solutions which serves Connecticut, New York, and New Jersey. She noted that thorough inspection and remediation ahead of time could have saved everybody involved time, money and the resultant headaches.
“It’s very important for real estate agents and buyers to ask the right questions about water issues,” Champagne said. “It is almost guaranteed that when there is an infiltration of water, mold growth is inevitable. Home inspectors may discover a mold-like substance. This discovery could scare away potential buyers. The process of home buying is extremely emotional; so proper education can save both sides from headaches and wasted time.”
