Yes, there”™s new residential and commercial construction going on and it”™s particularly noticeable on the Route 9 corridor off Interstate 84 in southern Dutchess County. Despite the Great Recession, there”™s a boom of commercial action going on in the business-friendly location.
Nick Citera, partner in a Hudson Valley staple, Cosimo”™s Brick Oven Pizza, has been branching out across the Hudson Valley with his cousin, Nicholas DiBrizzi. Their latest venture is an 11,000-square-foot mix of retail, commercial and rental space at the intersection of Routes 52 and 9. The site also hosts a separate building where Orange County Trust has just opened its first branch outside of Orange County.
“We”™re very excited,” said Citera, who already has signed on Five Guys Burgers and Fries at CRG”™s new The Shoppes at Nine. “The chain is tremendously popular, and this is its first in Dutchess. It”™s been a hit in the neighborhood since the day it opened.”
Citera says Cosimo”™s will open a pizza shop similar to the one that debuted at the Railroad Playhouse in Newburgh. He has three letters of intent from a noncommercial food vendor for the last space on the first floor. The second floor will be used for office space.
The company demolished the old King Cone and is rebuilding a new one, which Citera hopes will be open by mid-July, as well as purchasing a two-family dwelling next to The Shoppes at 9, which will remain residential housing. A pocket park will be added to complete the picture.
“We counted 63,000 cars a day passing this intersection,” said Citera. “We are also in a ”˜walkable community”™ and building to fit the area. We”™re very pleased with the location, the design and the interest it”™s generating. This is the kind of mixed-use development that people are looking for.”
In another boost to the corridor, fans of Adams Fairacre Farm are awaiting the completion of its new Wappingers Falls location.
Gaye Mallet, Adams”™ human resources director, said construction on the 70,000-square-foot market and garden center is on time and should be ready to open by November. “We expect to have at least 200 full and part-time openings at the new store,” said Mallet. “It”™s great to see the building going on down on the Route 9 corridor.”
The incoming Adams”™ market and garden center spurred its next-door neighbor, Friendly Motorcars, to renovate its own Mercedes-Benz dealership, said Jennifer Sweet, marketing and communications director.
“The area”™s growth is amazing, and since we had just renovated Mercedes-Benz of Danbury at the end of March, it was time to give this dealership a makeover as well,” said Sweet. The nearly $5 million renovation will triple the size of the existing building and have new name to go with its new look: Mercedes-Benz of Wappingers Falls.
“We”™re also an authorized dealer for Sprinter, so we are building two additional bays to accommodate those vans and will have a fully stocked service department for it,” Sweet added. “Even in a bad economy, we know this investment was the right thing to do. We made a lot of changes internally to keep prices lower for our customers and accomplish this renovation without hurting anyone.”
The dealership has remained open during the construction and anticipates a July opening for its newly renovated showroom, sales and administrative offices and expanded service department. While it currently employs 40 people, Sweet expects Mercedes-Benz of Wappingers Falls will be adding to its employee roster.
