The Reckson Division of SL Green Realty Corp. has acquired a controlling interest in the commercial office and retail space at The Residences at The Ritz-Carlton Westchester in downtown White Plains.
A Reckson spokesman said the commercial real estate company is lead investor in a joint venture with Renaissance Office Partners L.L.C., an entity controlled by Louis Cappelli, developer of the Ritz-Carlton hotel and condominium complex. Financial terms of the transaction were not disclosed.
Reckson will be responsible for leasing and managing the 65,000-square-foot office and retail condominium, which includes the first seven floors of the 44-story luxury tower at 7 Renaissance Square.
“We are very excited to add such a world-class building as 7 Renaissance Square to our current roster of suburban office properties,” said John Barnes, senior vice president and senior director at Reckson/SL Green. “We anticipate great interest from boutique office users requiring a superior downtown White Plains location.”
A spokesman for Cappelli said the developer declined to comment on the deal.
Friedland inks three leases
Brokers in the industrial division of NAI Friedland Realty Inc. completed three lease deals in Westchester County in December:
Ӣ In Mamaroneck, HB Home leased 9,000 square feet of industrial space at 139 Hoyt Ave. Ross Schneiderman, Friedland senior executive vice president, represented both the tenant and the landlord, Simone Development Cos.
Ӣ In Yonkers, Azo Reptiles leased 2,000 square feet at 145 Saw Mill River Road. The tenant was represented by Friedland industrial specialist Jeffrey Clinton. Steven Kornspun, Friedland Realty executive vice president, represented the landlord, Lubin Flowers.
Ӣ In White Plains, Candela Lighting Systems leased 4,150 square feet at 99 Fulton St. from The Frem Group. Andrew Grossman, industrial/flex specialist at Friedland, brokered the deal for both parties.
Schneiderman represented Spectrum Painting Contractors in the Scarsdale-based company”™s purchase of a 17,424 square foot building at 11 Kimball Place. The seller, Kimball Place L.L.C., was represented by Kenneth Sayle and Paul Pallett of Sayle Properties in New Rochelle. The sale price was not disclosed.
Austin posts three deals
Brokers at Austin Corporate Properties Inc. in Rye Brook negotiated three recent lease deals for tenants:
Ӣ White Plains Hospital exercised its option to lease 10,795 square feet at 90 S. Ridge St. in Rye Brook for the hospitalӪs WomenӪs Imaging Center.
Ӣ Pannone Lopes Devereaux & West L.L.C., a national law firm headquartered in Providence, R.I., leased 2,500 square feet of office space at 81 Main St. in White Plains. The company has relocated its metropolitan New York office from Manhattan.
Ӣ Hitachi Metals America Ltd., headquartered in Purchase, leased 3,543 square feet at 701 Westchester Ave. in White Plains.
