Nir Avrahami is hoping the economic slump is not going to impact sales at Vistamor at Montgomery, a proposed 55-and-over adult community the developer spent 10 years getting through the town of Montgomery”™s planning process.
Avrahami eventually hopes to fill the land with 455 residences, from single-family houses to condos. “We had 500 interested buyers come and take a look at the community we are planning to build,” Avrahami said. “We take that as a sign that people, despite the recession, are looking to downsize and move into an adult community. We”™re close to Stewart Airport, so that makes us attractive to ”˜snowbirds.”™”
Vistamor, originally known as Village at Goodwill, will leave 65 of its 186 acres as open space. Avrahami said he “is not building on spec.”

“Originally, we had planned bigger homes, but we don”™t think anyone is interested in that type of construction anymore. People are focusing on keeping their ongoing costs down ”“ they have told they want to keep maintenance and taxes low ”“ essentially, people want to go ”˜back to the basics.”™ That”™s what we are determined to give them ”“ quality homes with open space and amenities like a clubhouse and walking trails but at reasonable prices.”

Vistamor, when built out, will be a blend of 330 single-family houses, either detached or attached, with the rest of the 455 approved units slated to become condominium apartments. “We are not offering condos at this point,” Avrahami said. “We are starting with 90 units in phase one with the clubhouse.”
Prices at Vistamor will begin in the mid-$200,000 range. “The goal is to build affordable adult housing and offer the best we can while keeping prices reasonable,” he said. All homes will be built with the master bedroom on the first floor, an amenity Avrahami says most baby boomer buyers are seeking.
The project is supplied by municipal sewer and Vistamor will rely on its own well system. The town dedicated a piece of land for a water tank; whatever is not used by the new community will revert back to the town for its own use.
