Two Manhattan companies recently moved to Fairfield County.
Quadrant Structured Investment Advisors L.L.C. late last month signed a five-year lease for 4,845 square feet at the 1.4-million-square-foot Merritt 7 Corporate Park complex in Norwalk. The company moved from 500 Park Ave. in New York City.
Also, Cowen Healthcare Royalty Management, a private equity firm, leased 4,921 square feet at 177 Broad St. in Stamford. The company will relocate from 1221 Avenue of the Americas.
Quadrant, a hedge fund, will house its corporate headquarters on the second floor of Building 301 Merritt 7.
Quadrant considered a number of locations in Fairfield County, and ultimately selected Merritt 7 based on the complex”™s close proximity to Metro-North rail service and to highways, optimum facilities and on-site and area amenities.
“Merritt 7”™s convenient and accessible location, combined with a superior amenity package and new property renovations, offered Quadrant the best match of available options in the market,” said JoAnn Brennan McGrath, director of leasing for Merritt 7, in a written statement.
The office complex recently added a new state-of-the-art fitness center and executive conference facility, located directly adjacent to a newly refurbished dining facility on the plaza level of the centrally located Building 301.
Merritt 7 Corporate Park is owned by Merritt 7 Venture L.L.C., a joint entity of the New York State Teachers”™ Retirement System and Fairfield Investors Inc. ING Clarion Partners L.L.C. is the asset manager.

RFR lands leases
Additionally, RFR Realty L.L.C. announced three other leases at property it owns at 177 Broad St. in Stamford and 2 Stamford Plaza.
First Source signed a five-year lease for 4,072 square feet on the 10th floor of the 188,029-square-foot building. This establishes the first North American headquarters for First Source, which is among India”™s leading business process outsourcing service providers ”“ commonly called BPOs.
Finn Dixon & Herling L.L.P. expanded it space requirement and leased an additional 2,000 square feet on the eighth floor of 177 Broad St., bringing its total in the building to more than 29,000 square feet.
CB Richard Ellis also signed a lease to expand its Stamford office by 3,998 square feet at 177 Broad St., bringing its total occupancy in the building to 18,591 square feet.
