Sales of single-family houses in Westchester dropped nearly 9 percent in volume and the median price of an existing house in the county fell nearly 6 percent in October from the previous month, in contrast to a statewide trend that saw both October home sales and prices rebound from a sluggish September, according to the New York State Association of Realtors.
Westchester”™s median sale price for a single-family house in October was $668,750, down from $710,000 in September. The October median was nearly 9 percent higher than the October 2006 median price of $615,000, the state Realtors association reported in its monthly housing survey.
A total of 358 houses were sold in Westchester in October, compared with 393 in September. October sales volume here was down 5 percent from the same month a year ago, when 377 houses were sold.
In the lower Hudson Valley region, the Putnam County market had the steepest month-to-month drop in median sale price, from $450,000 for an existing single-family house in September to $360,000 in October, a 20 percent decrease. The median price was down 12.7 percent from October 2006, when a mid-range house in Putnam sold for $412,500.
Monthly sales volume in Putnam County was unchanged with 60 houses sold in October, Realtors reported. That was down 25 percent from October 2006, when 80 houses were sold in the county.
Orange County had the largest spike in sales numbers in October, with 238 houses sold, up more than 20 percent from September, when 198 houses were sold. The month”™s sales volume was down slightly more than 8 percent from October 2006.
While volume was up, the median sales price in Orange County dropped 4.4 percent in October, from $335,000 in September to $320,250. The October median price in the county was up only slightly from the same month last year, when the median price was $320,000.
In Dutchess and Rockland counties, the median sale price was virtually unchanged from September to October, at $345,100 and $490,000, respectively.
Rockland”™s fall sales volume rose more than 5 percent in October, from 113 houses in September to 119 in October. The county”™s October sales pace, however, was down nearly 10 percent from the previous year, when 132 houses were sold.

Dutchess County had a nearly 17 percent month-to-month increase in number of houses sold, from 179 in September to 209 in October. October sales in the county were down 7.5 percent from the same month last year, when 226 houses were sold.
Ulster County had a 6 percent drop in the median sale price of a single-family house from September to October, decreasing from $256,250 to $241,000. Month-to-month sales volume rose 8.5 percent, from 94 houses in September to 102 in October. October sales in Ulster were down more than 14 percent from the same month last year, when 119 houses were sold.
Across the state, 36 of 58 counties reported sales gains in October compared to September, while 26 reported gains in the median selling price for the same period.
A total of 18 counties reported sales volume increases in October compared to October 2006, while 34 reported gains in the median sale price compared to October 2006.
The statewide October sales total of 7,864 single-family houses was a 6.5 percent increase from September, but down 11.4 percent from October 2006.
The statewide median sales price of $219,250 in October was up 4.4 percent from September, but down 4.7 percent from the October 2006 median price of $230,000.
