Rye complex lands two relocations
New owners of the International Corporate Center at Rye have signed two relocating tenants to the 171,000-square-foot office complex, where a multimillion-dollar renovation project is under way.
Investment partners based in Boston, Mass., Faros Properties L.L.C. and Gould & Co., last spring acquired the three-story, class-A property at 555 Theodore Fremd Ave. for $30.3 million. The partners have retained Cushman & Wakefield directors Gregory V. Frisoli and Larry Ruggieri as exclusive leasing agents.
The Dorf Law Firm L.L.P. has signed a long-term lease for 15,382 square feet of third-floor space at the center and is relocating from Mamaroneck. The firm, which represents individuals and businesses in commercial and corporate matters, was represented by Christopher O”™Callaghan of Cushman & Wakefield, Todd Albright of Princeton Realty Group L.L.C. and Mark Blandford of Diamond Properties.
TMG Energy Systems, a one-stop-shop for sustainable-energy systems for businesses, has signed a long-term lease for 3,768 square feet of second-floor space and is relocating its operations from Manhattan. The company is headed by Edward F. Miller, a member of the Hudson Clean Energy Partners advisory board. TMG was represented in the lease deal by Robert Lewis of Vidal/Wettenstein L.L.C. of Westport, Conn.
New leases, renewals at The Exchange
Normandy Real Estate Partners reported 109,638 square feet of leasing activity during the third quarter at The Exchange, the New Jersey-based company”™s 14-building office-park portfolio straddling I-287 in Harrison and White Plains. The deals included 55,079 square feet of new leasing and 54,559 square feet of space renewals.

At 701 Westchester Ave., NYPE Inc. leased 1,859 square feet in a deal brokered by Newmark Knight Frank.
At 707 Westchester Ave., New York Life Insurance Co. leased 27,500 square feet in a deal brokered by Greg Frisoli of Cushman & Wakefield and Mitti Liebersohn of Jones Lang LaSalle.
In the same White Plains office building, Residential Funding leased 5,271 square feet in a deal brokered by Newmark Knight Frank.
Also at 707 Westchester, Seavest Healthcare Properties leased 3,634 square feet of office space. Joe Caruso of Northeast Realty Advisors was the broker.
At 711 Westchester Ave., Hiscox Insurance Co. leased 7,309 square feet of space. Michael Siegel of CB Richard Ellis was the broker.
At 925 Westchester Ave., Preferred Pension Concepts leased 2,283 square feet of space. Tony DiCamillo of Coldwell Banker was the broker.
In the same White Plains office building, Mead, Hecht, Conklin and Gallagher L.L.P. leased 3,069 square feet of space. The deal was brokered by Gerry Houlihan of Houlihan & O”™Malley Real Estate.
At 2700 Westchester Ave., Carlyle Development Group leased 4,154 square feet of space in a deal brokered by Michael McCall of Newmark Knight Frank.
Lease renewals
In the largest deal, Pentegra Retirement Services renewed for 34,000 square feet of space for its corporate headquarters at 108 Corporate Park Drive in Harrison. The deal was brokered by John Hannigan and Alan Peterson of Choyce Peterson.
Also at 108 Corporate Park Drive, Edgewater Technologies leased 2,665 square feet of space in a deal brokered by Jeff Gage of Cressa Partners.
In the same office building, Valara Capital Management leased 1,335 square feet of space in a deal brokered by Newmark Knight Frank.
At 707 Westchester Ave., Axa Equitable Life Insurance renewed for 2,338 square feet of space. Greg Frisoli of Cushman & Wakefield was the broker.
At 709 Westchester Ave., Citrin Cooperman & Co. leased 3,545 square feet of space in a deal brokered by Rick Rakow of Rakow Group.
At 711 Westchester Ave., Bankers Conseco Life Insurance Co. renewed for 2,808 square feet of space in a deal brokered by Nick Deluca and Mark Jacobs of Signature Group.
At 777 Westchester Ave., Westcor Land Title Insurance Co. leased 1,377 square feet of space in a deal brokered by Al Gutierrez of CB Richard Ellis.
At 1025 Westchester Ave., Sheridan Capital Advisors renewed for 3,490 square feet of space in a deal brokered by Newmark Knight Frank.
At 2500 Westchester Ave., Wells Fargo Advisors renewed for 3,001 square feet of space. Paul Kauffman and Larry Ruggieri of Cushman & Wakefield were the brokers.
