Monroe PZC approves Special Development District for new commercial property site

The Monroe Planning and Zoning Commission (PZC) voted unanimously to create a Special Development District with conceptual plans that will renovate the former Vitramon/Vishay properties on Main Street into a development featuring two fast food restaurants, a grocery store and a mixed-use building encompassing self-storage, retail and offices.

According to a report in The Monroe Sun, 10 & 36 Main St. LLC bought both properties from Vishay Sprague Inc. for $1 million in July 2021 and later invested over $1 million in construction to prepare the site for development. With the PZC”™s 4-0 vote, the applicant can now prepare detailed site plans for a special exception permit application for the buildings.

The developer”™s planned fast food buildings would be 3,880 and 3,310 square feet, respectively, while the grocery store would cover 56,628 square feet and the mixed-use building would take up 108,000 square feet. On-site parking at the 14.3-acre property would accommodate 413 vehicles.

The site is currently zoned Commercial B-2 within the Main Street Design Overlay District.
Primary access will be from Main Street (Route 25), and the PZC expressed interest in having a connection to Victoria Drive, noting that police and firefighters sought that connection.
