Landlord fills New Rochelle retail building

In New Rochelle, Simone Development Cos. has fully leased a 44,000-square-foot retail building vacated this year by Linens ”˜N Things in that company”™s liquidation.

Party City, the nation”™s largest specialty party goods chain and a leading Halloween retailer, is leasing 14,000 square feet at 80 Nardozzi Place.

In August, Simone Development officials announced the fall opening of Westchester County”™s first Ashley Furniture Homestore in a 30,000-square-foot space there. Franchise owner Eugene M. Chrinian, who operates three Ashley Furniture Stores in New Jersey, signed a 10-year lease in New Rochelle

A division of Amscan Holdings Inc., Party City operates more than 600 company-owned and franchise stores in the U.S. and Puerto Rico. Its headquarters are in Rockaway, N.J.?Joseph Simone, president of Simone Development Cos., called the addition of Party City “great news for our company as well as the area”™s retail economy.”

Children”™s Corner Learning Center will open its eighth office-center preschool in the region at 580 White Plains Road in the town of Greenburgh. The 36-year-old company, based in Pearl River, signed a $6.315 million aggregate lease for 10,749 square feet of space in RXR Realty L.L.C.”™s Tarrytown Corporate Center.

The tenant was represented by Ellen Benedek and Carl Silbergleit, executive directors at NAI Friedland Realty Inc. in Yonkers.

In Yonkers, IHOP Corp. signed a 20-year lease of 5,000 square feet for a new IHOP Restaurant at 2550 Central Park Ave. in the Central Plaza Shopping Center.

Friedland Realty brokers Robin Herko, Steve Lorenzo and David Scotto represented the tenant.
