GHP inks sale, lease deals
A Larchmont investor, Polaris Properties L.L.C., last month paid $2.55 million to acquire 313 Central Ave. in Greenburgh, an 18,799-square-foot office/flex/medical building that had been repositioned and fully leased by the seller, GHP Office Realty L.L.C. in Harrison. GHP”™s investment sales division was led in the deal by Jamie Schwartz, GHP executive vice president, assisted by GHP senior director Kelly Houlihan Buckley.
GHP Office Realty in 2012 sold an 8,800-square-foot retail building on the same Central Avenue property to another buyer for $1.4 million. A wireless cell tower on the property last year sold for $1.76 million to AP Wireless Investments. “The result of those sales and the sale of 313 (Central Ave.) maximized the investors return,” Schwartz said in a press release.
In the White Plains central business district, GHP Office Realty reported a total of nearly 7,700 square feet of space leased this fall at 170 Hamilton Ave. The 60,000-square-foot office building, where GHP recently completed capital improvements that included new elevator cabs and mechanicals and lobby and common area renovations, is 96 percent leased, Schwartz said.
The Great American Title Agency Inc. leased 4,050 square feet at 170 Hamilton. The real estate title agency was represented in-house by John Hughes, while GHP leasing associates Brendan Hickey, Meghan McEvoy and Kelly Houlihan brokered the deal for the landlord.
Havkins Rosenfeld Ritzert & Varriale L.L.P., an insurance defense law firm, renewed and expanded its lease for 3,636 square feet of space at 170 Hamilton. The firm also has offices in Long Island and Manhattan.
The law firm was represented by member attorneys Steven Rosenfeld and Tara Fappiano, while GHP was represented by Schwartz.
