New restaurants open
Two restaurant locations in southern Westchester County have reopened under new owners in deals brokered by Houlihan Business Brokers Inc. in Bronxville.
In Bronxville, Wayne Chessler purchased The Village Caf̩ at 143 Parkway Road and opened the 1,500-square-foot space as Park 143 Bistro after extensive renovations. Chessler formerly was general manager at Harrys of Hartsdale and at Underhills Crossing, both owned by restaurateur Steven PalmӪs Westchester Restaurant Group.
Chessler joins two other new tenants in the Station Park Building opposite the Bronxville train station. Broker Gerry Houlihan said the bistro should benefit from increased foot traffic that Wild Vines, a wine and spirits store, and Chantilly Patisserie have brought since opening.
In Tuckahoe, The Main Street Café late last year was sold to chef Rafael Palomino, who continues to expand his restaurant empire in the region. Palomino owns Sonora and Pacifico, Latin-cuisine restaurants in Port Chester, and five other restaurants in Connecticut, Manhattan and Pennsylvania.
After major renovations to the 1,100-square-foot space at 64 Main St. in Tuckahoe, Palomino in late January opened Bistro Latino, featuring a tapas menu.
Houlihan and Paul Ficalora, associate at Houlihan Business Brokers, negotiated the sale.
Houlihan in November closed on the sale of Villarina”™s Market, a 1,000-square-foot gourmet Italian food market at 291 Columbus Ave. in Tuckahoe. Houlihan said the new owner, Michael Valenza, will continue to operate as a Villarina-branded store under a licensing agreement.
Retailer to open in Scarsdale
Home furnishings retailer West Elm, a division of Williams-Sonoma Inc., has leased a 7,401-square-foot space at Vernon Hills Shopping Center in Scarsdale for its first store in Westchester County.
The retailer is scheduled to open in the second quarter this year, according to SRS Real Estate Partners, the shopping center manager.
Patrick A. Smith, executive vice president and principal at SRS Real Estate Partners, and Erin Grace, first vice president at SRS, represented the landlord, Vernon Hills Shopping Center L.L.C., and Mark Finkelstein of Retail Strategies represented West Elm in the transaction.
Moves and changes
Elcan Industries Inc., a supplier of high-end screening machines, is relocating from Mamaroneck to Tuckahoe.Â
Brokers at NAI Friedland Realty Inc. in Yonkers said the company leased 17,500 square feet of industrial space at 20 Marbledale Ave. in Tuckahoe.
Peter Cokin, Friedland Realty executive vice president, represented landlord GTF Realty Corp. in the deal. Friedland industrial specialist Andrew Grossman represented Elcan.
Friedland brokers closed four other lease deals in Westchester in the last two months of 2011.
Ӣ In Yonkers, Hill Rom Co. Inc. renewed its lease for 9,100 square feet of space at 4 Executive Plaza.
Jeff Clinton, Friedland Realty industrial specialist, co-brokered the deal between landlord Mack Cali Realty Corp. and the tenant with Brett Spitzer of NAI Global Corporate Solutions.
Ӣ Also in Yonkers, Car Doctors of Westchester leased 2,800 square feet of space at 925 Yonkers Ave.
Robin Herko, Friedland Realty executive vice president, and retail specialist David Scotto brokered the deal for both the tenant and the landlord, 929 Holding Corp.
- Ӣ In Mount Vernon, Little Caesars leased 1,700 square feet of space for a pizzeria at 49 E. Prospect Ave.
Herko and Scotto represented the tenant. Steve Lorenzo, Friedland executive vice president, and retail specialist John Joseph Rivera represented the landlord, Urban American.
Ӣ In Katonah, Needham Partners L.L.C., a high-level event developer and manager, leased 2,400 square feet of office space at 101 Katonah Ave.
