Home sales stable

Sales of existing single-family homes held steady in New York state in July compared with July 2006, according to the New York State Association of Realtors, which also reported the sales prices increased slightly for the same time frame.

State total home sales for July 2007 were 9,459 units, a 0.4 percent increase above the 9,418 units sold in June 2007, but 2.5 percent lower than the 9,701 units sold in July 2006.

The statewide median sale price was $252,000, up 0.8 percent from June”™s figures, but down 4.9 percent from the $265,000 median price of July 2006.

In Westchester County, the median July 2006 sale price was $750,000 on sales of 565 units. In July 2007, it was $730,000 on sales of 604 units, a 2.7 percent decrease in price.

In Putnam County, the median sales price was $435,000 on 80 units in July 2006; $440,000 on 85 units in July 2007, up 1.1 percent in price.

In Dutchess County, the July 2006 the median home sales price was $367,950 on 290 units; $322,250 on 254 units in July 2007, down 12.4 percent in price.

In Rockland County, the July 2006 median home sales price was $520,000 on 147 units; $518,450 on 186 units in July 2007, down 0.3 percent in price.

In Orange County, the July 2006 median home sales price was $342,500 on 281 units; $327,500 on 273 units for July 2007, down 4.4 percent in price.

In Ulster County, the July 2006 median home sales price was $269,000 on 127 units; $275,000 on 135 units for July 2007, up 2.2 percent in price.
