Looking to move? Now’s the time 

July is the busiest month for moving into a new home in New York.

With summer well underway, we”™re now in the season that”™s the most active for selling your home and moving into a new one. It makes sense:  The weather is mild, and the kids are out of school. But, of course, popularity has its price:  You”™ll be spending more to move as well. 

Moving experts at movingfeedback have used Zillow data to analyze the number of properties available to rent or buy in New York each month from 2020 through ”™22 and found that July had the most properties available with a total of 89,976 homes to rent or buy in the state. ”¯ 

August was close behind with 89,139 properties available over the last three years, while June was the third most popular month, with 82,525 properties available.”¯ 

The winter months are quieter due to the weather and holidays. They can also be the cheapest months to move as companies may have reduced moving rates during this time due to a lack of demand for services.”¯ 

New York state has a generally stable climate, although the northern part of the state can suffer from long, cold winters. This type of weather can disrupt moving due to travel conditions. Outside New York City, the state”™s population mainly resides still in urban areas, leaving the rural parts of the state with a relatively low population density. ”¯ 

”¯This could mean more competition for moving services within urban areas or an increased cost in moving to a less populated one.”¯

However, the study does show that September has a large number of properties, which coincides with the start of the new academic year. This could be due to parents looking to move to more desirable neighborhoods for their children.”¯ 

”¯“Labor Day typically marks the start of the off-season when it comes to moving”¦.This period from November to April is often cheaper than the summer months as people begin to start planning a move. The data from 2023 follows the trend set in previous years, with 384,305 listed properties as of April 30.”
