Boat business expands to Norwalk

A boat service and storage company with facilities in Rowayton and Westport is expanding to Norwalk.

TGN Van Zant LLC, operating as All Seasons Marine Works, bought a 4,064-square-foot, two-story commercial building on 0.26 acres at 64 Van Zant St. for $650,000.

Les Fradkoff, senior vice president of Angel Commercial LLC, a Southport-based commercial real estate brokerage firm, both managed and announced the sale.

All Seasons Marine Works offers sales, services and storage of outboard boats. Its catchment basin is described as “Fairfield County and surrounding areas.”

The company began in 1995 at the old White Bridge in Rowayton. In 2003, it opened a second facility at the former Coastwise Marine on the Saugatuck River in Westport. These locations have a showroom, service facilities, rack storage and dock spaces on the water.

Nathan Gottlieb, Westport general manager at All Seasons Marine Works, said, “We are excited to increase our capacity for our growing client base. This property is nicely located near the public launch ramp in Norwalk and near many marine facilities in the area. We look forward to making a positive mark on the community.”

The new location on Van Zant Street will undergo renovations to house part of the service, storage and new-and-used-boat sales operation.

The second story will be converted into two residential apartments.

“Sixty-four Van Zant is an ideal property for All Seasons to expand their storage and repair business,” said Fradkoff, who represented the seller and the buyer. “The residential units are a great way to generate additional income and are in a fantastic location, just across the street from the East Norwalk Rail Station.”
