Element One mixed-use project rises in Stamford

Steel construction has begun at Element One, a mixed-use building being developed at 111 Morgan St. in Stamford by Erland Construction and Element One LLC.

Erland, with offices in Stamford and Massachusetts, is now finishing another noteworthy Stamford project in conjunction with developer F. D. Rich Co. ”“ the city”™s tallest rental residential structure ”“ on Summer Street.

The owner of the mixed-use building, Element One LLC, is based in South Norwalk. The eponymous building consists of 220,000 square feet in a layout of 175 one- and two-bedroom units in five wood-framed stories above a steel and concrete podium with space for commercial tenants.

The finished project will also include two levels of parking. The housing units will be rentals. The anticipated completion date is May 2016.

In a statement, Erland said the building was designed by Gooding Architecture of Stamford and is being constructed by Erland for Element One LLC.

Element One is Erland”™s second project in downtown Stamford. The company is construction manager, working with developer F. D. Rich Co., for Summer House at 184 Summer St., the 334,000-square-foot, 22-story building in downtown Stamford that is home to 226 apartments, restaurant space, a roof deck and a lap pool on the fifth floor.
