CBRE, the real estate services and investment firm, has announced that two new leases have been signed for space in Bridge Street on Hudson, a commercial office complex by the Hudson River waterfront in Irvington.
The office buildings carry the addresses One and Two Bridge St., Three West Main St., and 50 S. Buckhout St. The property had been a century-old warehouse/factory before being converted into office buildings.
One lease was signed by PECO Pallet, which offers pallet rental services and logistics, has leased 7,000 square feet on the third floor of 50 S. Buckhout St.
The Nantucket Project, which stages a four-day event on Nantucket Island off the Massachusetts coast, has leased 12,100 square feet at Two Bridge St. Past presenters at its event have included Tony Blair, George W. Bush, Julie Taylor, Neil Young and Jennifer Garner.
Brian Carcaterra and Michael McCall of CBRE are the property’s exclusive leasing agents. Kevin Langtry of NKF represented The Nantucket Project, which decided to move from Greenwich, Connecticut, to Irvington.
Average rents in Bridge Street on Hudson range from $24 to $48 per square foot. The buildings contain a total of 350,000 square feet.
The complex is adjacent to the Metro-North Railroad station in Irvington and offers tenant amenities such as a riverside outdoor patio and an on-site café. The restaurants MP Taverna and Red Hat on the River are at the complex.
Carcaterra said, “Bridge Street on Hudson is a very unique asset in that it’s one of the best locations in Westchester County – it’s situated along the Hudson River on 9 acres and less than 45 minutes from Manhattan.” He noted that the owners acquired the property 24 years ago and have “invested a significant amount of capital to modernize the buildings in order to create a high-end work environment that is in line with the needs of today’s tenant.”
